TOWN OF HOLDEN
ZONING BOARD OF APPEALS
HEARING
RICHARD & LOIS DAHLIN                                                                               CASE NO. V1207
The Zoning Board of Appeals held a public hearing on September 27, 2012 at 7:00 p.m. in Memorial Hall at the Town Hall, 1196 Main Street, Holden, MA on the Petition of Richard & Lois Dahlin for property located at 54 Cook Street for a VARIANCE for relief from side yard setback requirements for an addition.                              
 
Members in attendance:  R. Spakauskas, R. Fraser, J. Deignan and R. Butler.

The Chairman called the meeting to order. Since there were no objections, the reading of the legal notice and list of abutters was waived.  The secretary read the application and findings of fact.

Mr. Dahlin addressed the Board and explained the reason for the addition.  He and his wife have lived in Holden for 52 years and would like to remain living in their current home.  They do not want to move to an assisted living facility.  However, they are now finding it difficult to climb stairs and, therefore, would like to bring the laundry room upstairs, add a handicapped bathroom and have an activity room for exercise equipment.  He further explained that Cook Street is a very quiet street and all the houses were built over 50 years ago.  He did not feel this addition would look out of place in this neighborhood.

J. Deignan asked if the setback requirement on Harold Street was 15 or 30 feet;  R. Spakauskas said it is 15 feet.  Whereas the applicant is only asking for 6 inches of relief, he did not think it would be a problem.  

R. Butler did not know if the 30 foot offset on Harold Street would be a concern.

R. Spakauskas asked if sewer was already there; it was answered yes.

Mr. Dahlin said that Dan Hazen, Town Engineer, has reviewed the driveway placement and did not see any problem.  

Since there were no further comments or questions, the public hearing was closed at 7:20 p.m.

The Board unanimously voted to approve the variance with the following conditions:  1)  The southwest corner of the addition must be staked by a registered land surveyor; and 2)  The addition will be built 14.6 feet (+/- one foot) from the side yard setback requirement.
